Do you handle residential and commercial projects differently?

Yes. Residential projects are generally smaller in scale and take less time, while commercial projects often require additional planning, coordination with other contractors, and larger crews. We tailor our process to meet the unique needs of each type of customer.

We use barriers, caution tape, and signage to restrict access to the work area. Our team follows strict safety procedures to ensure no one walks on wet surfaces or enters the work zone until it is safe.

No. Our products are safe, durable, and compliant with EPA and OSHA standards. We do not use hazardous materials that would endanger people, pets, or the environment.

Residential projects can often be completed in 2–5 days, depending on size, prep, and weather conditions. Commercial projects vary by scope and may take from one week to several weeks. We always provide an estimated schedule before starting.

Yes. We stand behind our workmanship and materials. Warranty coverage and duration are provided in writing with your proposal and contract.

Normal wear and tear may cause small cracks, fading, or chipping. We provide repair services and can recommend maintenance to extend the life of your surface.

We recommend regular cleaning with mild soap and water, avoiding harsh chemicals, and scheduling periodic inspections. Following our maintenance guidelines will keep your surface looking great and covered under warranty.

A deposit is required to schedule work, with the balance due upon completion. We accept checks only at this time. Specific details are included in your contract.

Yes. We carry full liability insurance and workers’ compensation, ensuring you are fully protected while we work on your property.

Most resurfacing projects don’t require building permits as they involve improvements to existing surfaces rather than structural changes. However, some HOAs or municipalities may require prior approval. If so, the property owner is responsible for obtaining it. We’ll provide all necessary documentation—such as material details, color samples, and proof of insurance—to help streamline the approval process.

Events outside of our control (such as severe weather, natural disasters, or war) are not covered by our warranty. We will do our best to advise you on protective measures and repair options should this occur.

Yes. Specialty Surfaces LLC is the only approved Florida specialty surfacing company authorized to sell and install AquaFlex® and PebbleFlex® systems—solutions recognized for chlorine/UV resistance (AquaFlex) and high-performance playground safety (PebbleFlex).

Absolutely. We bring color boards/samples to your home so you can see finishes in your own lighting and alongside your tile, coping, and paint. You may also use the AquaFlex® Color Blend Mixer to finalize a palette.

Yes. We provide pressure washing and clean-and-reseal services for projects we’ve installed—residential and commercial. Routine care helps maintain slip resistance, color, and longevity. (We’ll recommend a maintenance interval based on environment and traffic.)
